Gordiuzs Private Equity Fund, managed by Hungarian real estate fund Gránit, bought the first phase of the Equilibrium office complex in Bucharest from Skanska for 52 million euros. The 21,000 sqm facility became part of the fund's portfolio, confirming the growing activity of regional institutional investors in the commercial real estate market of Central-Eastern Europe.
This transaction demonstrates that quality office assets in the region remain attractive investments and Gránit continues to expand its presence outside Hungary.
What does this mean for Hungary's Golden Visa investors?
At the beginning of 2025, Gránit was licensed by the Central Bank of Hungary to participate in the residence permit for investment program. This means that investors can obtain a residence permit in Hungary for 10 years by investing €250,000 in the fund.
Why it matters.
Gránit invests in liquid real estate in Hungary and other CEE countries, which reduces risks for investors.
The fund strengthens its market position by demonstrating reliability.
Investments can be returned after 5 years, while retaining the residence permit.
Program conditions:
✔ Residence permit is issued for 10 years with the possibility of extension for another 10 years
✔ The residence permit covers the whole family (children and parents)
✔ After 3 years of residence in the country, it is possible to obtain a residence permit and future Hungarian citizenship.
